THE ANCHORAGE TERMS AND CONDITIONS
DEFINITIONS
“Booking” means the period for which you have paid to stay at the Property.
“Property” means the apartment, on 11 Ring Road West, Vaal La Mer, Gauteng, and all its fixtures, fittings and equipment.
“Management” means the owners and managers of the Property.
“Guests” means the persons who stay overnight in the Property during the Booking.
“Visitor” means a person a Guest permits to visit the Property during the Booking.
ACCEPTANCE & RESPONSIBILITY.
Payment of the Deposit constitutes acceptance of these Terms and Conditions.
CHECK IN/OUT
Check-in time is not before 14h00 on the arrival date and check out time is not later than 10h00 on departure date, regardless if the booking is for one night only, or multiple nights.
Late departure is subject to prior arrangement and availability and extra charges will apply.
You must notify Management of expected arrival time and a mobile Contact number at least 3 days before arrival.
PAYMENT
A deposit of 50% [minimum], must be received within 5 days after the Booking is taken by Management.
Bookings are not confirmed unless and until the deposit is received.
Bookings are made “per unit”, not per room.
Payment in full must be received no later than 7 days prior to your arrival.
Non-payment of the balance of the rent on or after the due date may be construed as a cancellation of the contract by the client.

CANCELLATION OR VARIATION
If you wish to vary or cancel your Booking, please contact us immediately on 076 800 7504, or 082 786 6270/1. One variation or change in your booking is permitted.
In the event of cancellation, the following rules shall apply:
More than 30 days prior to arrival : 0% cancellation fee
More than 7 days prior to arrival : 50% cancellation fee
Less than 7 days prior to arrival : 100% cancellation fee
UNAVAILABILITY
If the Property becomes unavailable for your occupancy due to unforeseen circumstances (e.g., fire, storm, damage, etc.) then Management will inform you immediately and endeavor to obtain suitable alternative accommodation for your occupancy; failing which any monies paid will be refunded in full.
PARTIES AND FUNCTIONS
Parties are allowed by prior arrangement at our venue, and all noise to cease by 22h00 as per Municipal law.
Day visitors [with prior arrangement) are allowed at R250.00 per person, but only the guests nominated and agreed in the Booking may stay in the Property overnight, a maximum of 4 guests in the 2-bedroom unit and 6 guests in the 3-bedroom units may occupy the unit.
Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.
VEHICLES/WATERCRAFTS ON PROPERTY
Parking bays are designated for vehicles and crafts.
Please do not drive or park on the grass.
LINEN AND TOWELS
We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bathroom on departure.
No linen or towels are to be used at the pool or any of the outside areas. They are to remain inside your unit for the duration of your stay.
Please bring your own swimming towels, picnic gear and blankets.
PETS
Pets are allowed on the Property with prior arrangement. Please always keep them on a leash when outside the unit and clean up after them. Please be informed that there are two dogs living on the property.
YOUR OTHER RESPONSIBILITIES
The apartment is a Self-Catering unit.
You must comply with all applicable ‘The Anchorage’s rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
You are responsible for damage, breakages, theft and loss of Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you at their discretion repair or replacement costs.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
Before departure, all rubbish must be put in the appropriate rubbish bins provided.
All furniture and furnishings must be left in the position they were in when you arrived, cups, plates and cutlery to be washed and packed away.
The property should be vacated clean, on time and secured. All keys must be returned to Management or as otherwise directed.
You are responsible for the safekeeping and replacement of accommodation keys.
Smoking is not permitted inside the apartment.
No fires are to be made inside the apartment, no open flames on the veranda or under roof, apart from the designated fireplaces.
The tiles in and around the house are extremely slippery when wet.
There is a lot of wildlife around. Please be aware of snakes and scorpions.
On the access remote for the gate, please only use the white button to open and close the gate.
LIABILITY
The owners and managers of The Anchorage, 11 Ring Road West, Vaal La Mer, Gauteng, are not liable for any loss or damage to any client’s property or any property belonging to a member of the client’s party due to theft, fire, negligence or howsoever caused.
The client or members of his /her party cannot hold the owners and managers of The Anchorage, 11 Ring Road West, Vaal La Mer, Gauteng, liable for any personal injury/ death howsoever sustained where the owners and/or their employees have used reasonable skill and care; and/or where caused by the fault of the person[s) affected or any member[s] of their party [including inadequate supervision of children]; and/or where caused by the fault of a third party, and/or where caused by an event that could not have been reasonably foreseen or avoided.
This includes the use of all facilities and activities (boating, swimming pool, trampoline, jungle gyms).
DOMESTIC CLEANER
Should you wish to have a domestic worker to clean during your time of stay, please inform management 48 hours in advance. A fee of R250.00 per day is applicable.
PROBLEMS OR COMPLAINTS
In the case of any problem or complaint, you must inform Management at the earliest opportunity, so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
On arrival one person in the group will be asked to sign an Indemnity form on behalf of all members in the group and all rules, regulations, indemnity waivers and liability will apply to all members in the group.
Please refrain from smoking inside the house and the rooms. Please also make use of the ashtrays provided for extinguishing cigarettes and if you don’t have one, please ask the manager for one.
No fires outside the designated fire places are allowed.
Please make sure that the fires outside are completely extinguished before going to sleep.
Please treat our facilities, equipment, rooms and staff with respect, so that the person staying after you can also enjoy the unit and its offerings as much as you did.
There are fire extinguishers available. Please make sure you read the fire plan and you know what to do and where to go in case of an emergency.
Ensure all food is packed away and dishes are neatly placed in the sink before going to bed. We don’t want to attract any unwelcome visitors.
Clients are responsible for the dishes and cleaning of the kitchen before departure. Failure to do so will result in R500 per day cleaning fee.
Cleaning services can be arranged at an additional charge of R250 per day and should be arranged at least 48 hours in advance with the manager/hosts.
The Premises are entered at own risk. The owner and /or employee accepts no responsibility for any injuries, mistakes, accidents, damage and or death of any visitor / or property in their possession.
Please leave only your footprints at the apartment, we have a lovely place, and we would like to keep it this way.
I hereby accept and understand that I provide my details freely for the sole purpose of providing surety with regards to the Breakage agreement and indemnity waiver.
BREAKAGE AGREEMENT AND INDEMNITY DOCUMENT

I understand and willingly agree that I am entering The Anchorage at my own risk and accept the risk of harm / injury to myself and the members in my group. I take full responsibility for any and all outstanding accounts, including the breakage charge should it be deemed necessary and just for any damages or breakages during my/our stay.
Should the full amount not be settled within 7 days upon receiving final invoice after check-out, legal action will be taken against me in which I will be liable for all lawyer fees incurred for both parties, including the final invoice from The Anchorage.
I agree to the prices, rules and conditions as set out and undertake that I, on behalf of myself and all members of my group, that not the owner or his employees be held responsible for any damages /losses originating as a result of my actions during my stay, visit, and/or activities at The Anchorage.
I understand that misconduct by myself and/or my group may result in termination and eviction without refund and extra charges may be made for security and other expenses.
